California home sales rise in December, posting 11-month sales high!!

California home sales rose for the third consecutive month in December, marking the highest level since January 2011, according to data from the CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.).
Sales also were up from a year ago, marking the sixth consecutive annual increase. “With the economy slowly improving, home buyers – investors and first-time buyers alike – took advantage of affordable interest rates and made a push to close escrow by the end of year,” said C.A.R. President LeFrancis Arnold. “Robust sales over the past few months signal the housing market is treading above water on its own in the first full year without the government stimulus that has helped housing in the last couple of years.”
Closed escrow sales of existing, single-family detached homes in California totaled a seasonally adjusted annualized rate of 520,940 in December, according to information collected by C.A.R. from more than 90 local REALTOR® associations and MLSs statewide. December’s sales were up 3.3 percent from November’s revised pace of 504,420 and were up 0.1 percent from the revised 520,330 sales pace recorded in December 2010.
The statewide sales figure represents what would be the total number of homes sold during 2011 if sales maintained the December pace throughout the year. It is adjusted to account for seasonal factors that typically influence home sales. The statewide median price of an existing, single-family detached home posted its second consecutive monthly gain, increasing 1.8 percent to $285,920 in December, up from a revised $280,960 in November.

Home Builders See More Sales, Confidence is Soaring!!

Homebuilder confidence is soaring.

For the fourth straight month, the National Association of Homebuilders reports an increase in its Housing Market Index. The index climbed 4 points to 25 this month – its second four-point gain since October.

With home sales activity increasing across all four regions, the monthly HMI has now nearly doubled in value since June 2011.

The HMI is now at a 55-month high.

The Housing Market Index itself is a composite reading; the result of three home builder surveys sent by the National Association of Homebuilders to its members monthly. Home builders report back on current single-family home sales volume; projected single-family home sales volume for the next 6 months; and current buyer “foot traffic”.

The NAHB then results compiles the surveys into a single reading.

In January, home builders reported improving sales conditions across all three categories

Current Single-Family Sales : 25 (+3 from December)
Projected Single-Family Sales : 29 (+3 from December)
Buyer Foot Traffic : 21 (+3 from December)

The Housing Market Index corroborates recent U.S. government data that suggests housing is mending. Both Housing Starts and New Home Sales have out-performed expectations of late, it’s been shown, and the stock of new homes for sale nationwide is dwindling.

All of this, of course, is happening as demand from buyers heats up. Foot traffic through builder homes is higher than it’s been in more than 3 years, say the builders — a time period that includes the duration of the 2010 home buyer tax credit.

It’s no surprise, therefore, that builders expect a strong 2012.

Jobs data is improving, mortgage rates remain low, and housing momentum is building. For home buyers , however, it may spell higher home prices ahead. Big demand and small supply creates scarcity and scarcity correlates to rising prices.

If you’re shopping new homes, the best “deal” may be the one you find today.

Pending Home Sales Rise Again in November, Highest in a Year-and-a-Half

Pending home sales continued to gain in November and reached the highest level in 19 months, according to the National Association of Realtors®.

The Pending Home Sales Index a forward-looking indicator based on contract signings, increased 7.3 percent to 100.1 in November from an upwardly revised 93.3 in October and is 5.9 percent above November 2010 when it stood at 94.5. The October upward revision resulted in a 10.4 percent monthly gain.

The last time the index was higher was in April 2010 when it reached 111.5 as buyers rushed to beat the deadline for the home buyer tax credit. The data reflects contracts but not closings.

Lawrence Yun NAR chief economist, said the gains may result partially from delayed transactions. “Housing affordability conditions are at a record high and there is a pent-up demand from buyers who’ve been on the sidelines, but contract failures have been running unusually high. Some of the increase in pending home sales appears to be from buyers recommitting after an initial contract ran into problems, often with the mortgage,” he said.

“November is doing reasonably well in comparison with the past year. The sustained rise in contract activity suggests that closed existing-home sales, which are the important final economic impact figures, should continue to improve in the months ahead,” Yun added.

Pending home sales are not affected by the recently published rebenchmarking of existing-home sales because the index uses a different methodology based directly on contract signings, and is adjusted for seasonality.

The PHSI in the Northeast rose 8.1 percent to 77.1 in November but is 0.3 percent below November 2010. In the Midwest the index increased 3.3 percent to 91.6 in November and is 9.5 percent above a year ago. Pending home sales in the South rose 4.3 percent in November to an index of 103.8 and remain 8.7 percent above November 2010. In the West the index surged 14.9 percent to 121.2 in November and is 2.9 percent higher than a year ago.

California Housing Affordability Improves in 3rd Quarter

The percentage of home buyers who could afford to purchase a median-priced, existing single-family home in California rose to 52 percent in the third quarter of 2011, up from 51 percent in second-quarter 2011 and was up from 46 percent in the third quarter of 2010, according to C.A.R.’s Traditional Housing Affordability Index (HAI).

Home buyers needed to earn a minimum annual income of $61,530 to qualify for the purchase of a $292,120 statewide median-priced, existing single-family home in the third quarter of 2011. The monthly payment, including taxes and insurance, would be $1,540, assuming a 20 percent down payment and an effective composite interest rate of 4.63 percent. The effective composite interest rate in second-quarter 2011 was 4.85 percent and 4.78 percent in the third quarter of 2010.

Regionally, housing affordability rose in most counties in the San Francisco Bay Area but was down in Los Angeles County and Fresno County. At 77 percent, San Bernardino County was the most affordable, while San Mateo County was the least affordable, with only 25 percent of households able to purchase the county’s median-priced home

Homeownership Rate Rises After 2 Years of Decline

After falling to a 13-year low during the second quarter, the homeownership rate posted a highly unexpected rise in the third quarter, according to a Census Bureau report released Wednesday.

With foreclosures forcing homeowners out of their homes and buyers waiting on the sidelines as home values declined, the homeownership rate has been on the decline for quite some time. In fact, according to Bloomberg, the third quarter rise is the first in two years.

However, the 0.4 percent increase, which brought the homeownership rate to 66.3 percent for the third quarter, was not enough to post an annual increase.

The current homeownership rate remains 0.6 percent below the rate recorded in the third quarter of 2010.

Furthermore, according to the Census report, when the current rate is seasonally adjusted – which brings it to 66.1 percent – it is “not statistically different from the rate last quarter” – an even 66 percent

Homeowner vacancy rates fell 0.1 percent in the third quarter arriving at 2.4 percent.

At the same time, rental vacancies rose 0.6 percent arriving at 9.8 percent.

Big Bear to Host AMGEN Tour of California!

The 2012 AMGEN Tour of California will travel along a more than 720-mile course in eight days. The 13 host cities for the eight stages include: Santa Rosa, San Francisco, Santa Cruz, San Jose, Livermore, Sonora, Clovis, Bakersfield, Palmdale, Big Bear Lake, Ontario, Mt. Baldy and Los Angeles.

“While the detailed route for the race, including Stage 6 from Palmdale to Big Bear Lake, is not yet final,” AEG Sports Executive Director Kevin Bachochin told media representatives, “we can say that it will be one of the most challenging courses to date.”

San Moritz Haunted Lodge Starts Tonight!!!

The San Moritz Haunted Lodge in Crestline will be occupied by ghosts, monsters and mad scientists beginning Thursday, October 27. San Bernardino County Regional Parks and the Crestline Creative Arts Council invite you to join them…if you dare! The thrills continue through Halloween on Monday, October 31.

Admission is $5 per person for maze entry every day except Saturday, October 29, when there will be extra BOO-nuses for $7 per person. Hours are 5 p.m. to 10 p.m.

The October 29 BOO-nuses include two costume contests sponsored by Sleepy Hollow Cabins and Motel starting at 5:30 p.m. One contest is for youngsters 17 and under and another for adults 18 and over. Plus, there will be a pre-carved pumpkin contest to be judged for cash prizes sponsored by North Shore Inn. At 6:30 p.m., the magic and ventriloquism of “Captain Von Krep” will take center stage. The Lake Arrowhead Classical Ballet Company will present a special performance of “The Thriller” during their Halloween Party on Saturday, October 29. The event, to be staged at the Arrowhead Lake Association’s Burnt Mill Beach Club in Lake Arrowhead, will be held from 6 p.m. to 9 p.m.

Family and friends are invited and will enjoy catering by the Taco Lady. Tickets are $12 for adults and $8 for children under 12. Children must be accompanied by an adult.

Lake Arrowhead- Get ready for Winter Weather by Winterizing Your Home!!

The winter months are here and the threat of freezing temperatures will increase the possibility of frozen and broken water lines at your premises. If this occurs, it can mean, at the very least, an interruption of your water service, and if a water line breaks, it could cause damage to your house and property, wasted water, and a very expensive water bill. To help prevent problems this winter, we suggest the following measures:

PROTECT YOUR WATER LINES: Check all your water lines, from the meter to the house, to be sure there are no exposed lines or fixtures. This includes any lines that may be in the build up area under the house, the attic area, any lines that are in the outside walls of the house, and any other lines that may be located in unheated areas, such as a garage. They should be sufficiently insulated to prevent freezing.

DISCONNECT AND DRAIN OUTDOOR HOSES. All hoses should be disconnected from outside faucets. A single hard, overnight freeze can burst either the faucet or the pipe it's connected to.

LOCATE AND USE YOUR WATER SHUT-OFF VALVE: Check for the location of your water shut-off valve and make sure it is convenient and working. The use of this valve is very important in preventing damage to your property. We recommend that your shut-off valve be located as close as practical to the customer's side of the meter box. DO NOT use the District's shut-off valve in the meter box. This valve is reserved for District use and if it is damaged by unauthorized use, you will be charged for its repair, and it could cause a delay if the District has to turn off your water in an emergency. Also, DO NOT remove the dirt or other insulating material from around the water meter, as it helps protect the meter from freezing.

LEAVING YOUR HOUSE: If you leave your house for an extended period of time and leave the heat on, we suggest that you also turn the water off at your shut-off valve. If you turn the heat off, then the water should be turned off at your shut-off valve and the lines drained. Normally, your hot water heater does not need to be drained, if it has a gas pilot that is left on.

MINIMIZE DAMAGES: If you depend on gas or electricity for heat to prevent your lines from freezing, be aware that these utilities can be interrupted, especially during storms or emergencies, and your premises may be without heat for an extended period. IT IS VERY IMPORTANT, if you leave your house for a period of time that the water is turned off at your shut-off valve. If your water lines freeze and break, water damage could be minimized and you may not incur a large water bill.

FIRE SPRINKLER SYSTEMS: For those of you who have fire sprinkler systems and choose to leave them active during your absence, you must make sure that your water lines and fixtures are protected from freezing. If you shut the water off, the sprinkler system may be inactive.

WHAT IF IT'S TOO LATE? What if you wake up one day to find the pipes are frozen anyway? During an extended cold spell, it could happen despite precautions.

Have the plumber's telephone number handy. Write it down before you need it in an emergency.

If you think you know where the frozen portion of pipe is and want to try thawing it yourself, do not under any circumstances use a torch with an open flame! The whole house could catch fire. Also, overheating a single spot can burst the pipe. Heating a soldered joint could allow it to leak or come completely apart.

The easiest tool is probably a hair dryer with a low heat setting. Wave the warm air back and forth along the pipe, not on one spot. If you don't have a hair dryer, you can wrap the frozen section with rags or towels and pour hot water over them. It's messy, but it works.

Be careful because the pipe may already be broken. It's not leaking because the water is frozen. When you thaw it out, water could come gushing out. Be ready to use your shut-off valve if necessary.
